Theory Design prepares to install furniture at Bal Harbor Model at Hill Tide Estates


Theory Design will showcase an interior design for Seagate Development Group’s furnished Bal Harbor model – which is under contract, under construction and slated for completion in December at Hill Tide Estates. A community of 19 homes on Boca Grande, it offers panoramic views of the Boca Grande Pass, Charlotte Harbor and the Gulf of Mexico. Theory Design is also creating interiors for Seagate’s furnished Beacon model – which is under construction – Seagate’s furnished Cape Romano model – which is under contract and soon to debut – and Seagate’s furnished Sunny Isles model – which will also soon debut. RG Designs presents an architectural design for the four model homes.

The three-story Bal Harbor model has over 5,100 square feet of living space, including four bedrooms plus an office, four and a half baths, and a three-car garage. The second floor will begin a coastal and modern concept via a linen, white, gray, navy and pear green color scheme – including the Bal Harbor Sea Salt exterior – as well as brushed white oak flooring and finishes. casual and weathered, just to name a few.

A large room, a kitchen island with artisan tiles and quartzite counters, a dining room, an office and a second master suite with hip bath and Hansgrohe showerhead, among others, complete the second floor. Each space gives access to a swimming pool and spa terrace as well as an outdoor living area with a kitchen, a swimming pool and an area for lounging and eating.

The third floor has a bonus room with a wet bar and a master suite, an undermount sink and a breakfast bar. One of the two VIP suites opens onto a terrace and both incorporate gray tones.

The three-story Cape Romano will include over 5,000 square feet of living space and house four bedrooms plus an office, five and a half bathrooms and a two-car garage. A cool and airy California coastal concept is inspired by the colors and textures of the coastline, sky, sand and water. This is seen in the clean, modern lines as well as the casual, casual furnishings in soft whites, linen, blues and grays; cabinets in a mix of light oak, white and soft painted finishes; and ceiling designs that will include light oak beams, nickel space and painted nickel space.

Adorned with Tri-Circle White / Charcoal pavers, the Cape Romano will feature a gray metal roof, white windows and garage doors, aluminum shutters and railings, Rain-Cloud colored double doors and wall tones. With European oak flooring, an open concept floor plan will connect the great room, dining room and kitchen with island to the outdoor living space. The kitchen on the island is equipped with Thermador appliances, a 48 inch gas range, a white porcelain farmhouse sink and a pantry / laundry room with white cabinets, a second washer. crockery, 36-inch refrigerator, and polished chrome two-handle faucets. Two VIP suites will also be located on the second floor of the Cape Romano and lead to the outdoor living space. They will feature two-handle faucets and drop-in bathroom sinks. The Cape Romano model will be completed in 2023.

The three-story Sunny Isles model will feature more than 5,400 square feet of living space and will accommodate four bedrooms, four and three-half baths and a three-car garage. This is all in addition to the storage areas under the pool – which lead to a lower beach patio – and next to the garage. Exterior selections include a gray metal roof, aluminum shutters and railings, white / anthracite pavers, and Andersen white windows. Interior colors range from indigo to white as well as shades of gray – all integrated into a coastal design concept that accommodates breathtaking water views.

The first level of living takes owners and guests from the entrance hall to the great room, then to the island kitchen with double ovens, a dining area and an outdoor lounge. This space is equipped with a full outdoor kitchen, dining and living areas, and a hot tub. A VIP guest suite is adjacent to the entrance and leads to a powder bath – right next to a pantry / laundry room. An office and a master suite – with direct access to the outdoor living space – complete this floor.

The second living level features two guest suites – with one just off the bonus room and both leading to a covered patio and terrace. It also offers a second water bath, a second laundry room and a bar in the morning.

The Sunny Isles model will be completed in 2023.

The three-story Beacon model is priced at $ 6.75 million furnished. With more than 4,700 square feet of living space, it will house four bedrooms, four and two half bathrooms, a two-car garage and storage space on the main floor. The fireplace sets the tone for light and dark contrasts, much like the exterior metal roof, white facade, and black trim, shutters and garage doors. Walnut flooring, industrial elements, painted nickel ceiling details, and soft blue neutrals are some of the more distinctive features.

A great room debuts a wine bar, which includes a Thermador wine cooler and ice maker as well as leads to an outdoor living area. It will unveil an outdoor kitchen with a gas barbecue and a refrigerator under the counter as well as a gas fireplace, a terrace with a staircase leading to the beach-patio, a space for lounging and eating, a swimming pool, a spa and a swimming pool bath.
