Brookfield Begins Renovations of 51-Story Downtown Fulbright Tower in Houston Center Complex


Brookfield Properties will begin renovations to 3 Houston Center, a 51-story office building located at 1301 McKinney, marking the final phase of the downtown Houston Center campus transformation.

The building, also known as the Fulbright Tower, is part of the 4.2 million square foot Houston Center complex that spans five blocks in the south of downtown, along with LyondellBasell Tower, 2 Houston Center , 4 Houston Center and The Highlight at Houston Center, formerly known as The Shops at Houston Center.

“When Brookfield Property Partners acquired Houston Center in 2017, we committed to making significant capital upgrades that would completely transform the campus into a vibrant and vibrant downtown destination,” said Travis Overall, vice president. Renovations will focus on the lobby with new floor and wall finishes, new furniture and artwork, energy-efficient lighting, and upgrades to the conference room. An outdoor terrace on the second floor will be transformed into a place where tenants can work, socialize and relax. Renovations will begin in May and end in early 2023, according to Brookfield.

Brookfield completed the first phase of Houston Center’s repositioning to make the campus more pedestrian-friendly and connected to the outdoors in February 2021. Highlights include a central plaza along McKinney Street, with stairs connecting two landscaped terraces , renovations to 2 Houston Center and The LyondellBasell Tower Lobby, a new fitness center, conference rooms, coworking space in the lobby and an outdoor terrace. Brookfield recently announced plans to renovate The Shops at Houston Center with a new entrance and revitalized food hall.

Also downtown, Brookfield completed a multi-year renovation of its 3.2 million square foot Allen Center complex with new amenities for tenants, including a one-acre central plaza last year.

Architectural firm Gensler is designing the renovations to 3 Houston Center. Harvey Builders will handle the construction.
